A second Town Hall Meeting of the Owners was held in person on May 15, 2025 at 6:00pm at the Aspen Village Clubhouse to discuss the draft Amended and Restated Declaration, to hear owner comments and to answer any questions owners had. The Association’s attorney was present via Zoom to answer any legal questions owners had relating to the draft document.

Reminder: Temporary Parking Exception for RVs, Trailers, and Campers
The temporary exception allowing recreational vehicles, trailers, campers, boats, and similar items to be stored on private Lots ended on September 30, 2025.
Normal enforcement—and associated fines—has now resumed. Please remove any such items from your Lot.
2025 ANNUAL assessment
Dear Aspen Village Homeowners,
At the September 17, 2024 Board Meeting, the Board of Directors approved a proposed 2025 Budget that included a line item to begin charging an assessment to all owners.
The 2025 budget was ratified at the Annual Meeting on December 10, 2024, and as such in 2025, there will be an annual assessment of $400.00 per lot.
Owners were provided with the 2025 Budget that was approved by the Board of Directors at their board meeting on September 17, 2024 in a letter that was both mailed via USPS and emailed on October 2, 2024.
The Board approved 2025 Budget was automatically ratified since a majority more than 51% of all Owners holding an interest in the Common Elements (eligible voting owners in Aspen Village) were not present at the Annual Meeting of the Members on December 10, 2024 to veto the proposed Budget.
As such, the 2025 Budget as presented was considered ratified.
The 2025 annual assessment will be paid in two installments:

The first installment of $200.00 WAS DUE by February 15, 2025.

The second installment of $200.00 must be paid by August 15, 2025.
Invoices for the annual assessment will be sent to owners via email and USPS mail. Owners will have two convenient payment options to pay their assessment:

An ACH payment through QuickBooks online, or
-
By mailing a check to: Aspen Village HOA, 31 Aspen Village Rd., Aspen, CO 81611
This assessment is essential for funding several critical community services and operations. These include annual Trash Day, property management, enforcement of the CC&Rs and Rules and Regulations, operation of the Architectural Review Committee, HOA insurance policies, accounting, bookkeeping, tax preparation, community events, and website management to name a few.
We understand that this may be a significant change for many homeowners, especially those who have grown accustomed to not paying HOA assessments in recent years, which are commonly called “dues.”. Please know that the HOA Board has carefully considered this decision, and after a thorough review of the HOA’s financial standing and future needs, we have determined that this assessment is necessary to maintain the quality and sustainability of Aspen Village.
