Aspen Village Homeowners Association is located in the Roaring Fork Valley, consisting of 150 developed Lots. 

The Association has a swimming pool, common areas, trails, a club house, playground and gym.

Amended and Restated Declaration of Protective Covenants

A second Town Hall Meeting of the Owners will be held in person on May 15, 2025 at 6:00pm at the Aspen Village Clubhouse to discuss the draft Amended and Restated Declaration, to hear owner comments and to answer any questions owners had. The Association’s attorney will be present via Zoom to answer any legal questions owners had relating to the draft document.

ANNUAL TRASH DAY IS BACK!

This is your chance to tidy up your property and keep our community looking its best! 

 

This is NOT an opportunity to start a construction project and expect us to haul away debris—this is purely for general lot cleanup.

Reminder: Temporary Parking Exception for RVs, Trailers, and Campers

 

As a reminder, due to the temporary loss of the community storage lot, the HOA Board has approved a temporary exception to allow recreational vehicles, trailers, campers, boats, and similar items to be stored on private Lots through September 30, 2025.

 

Key points to remember:

  • Items must be parked safely in driveways or paved areas without blocking sidewalks, streets, or fire lanes.

  • This exception applies only to private Lots—not to Metro District community parking spaces.

  • All items must be removed from Lots by October 1, 2025, when normal enforcement and fines will resume.

 

If you have more than three parking spaces, please make full use of them to help ease overall parking strain.

2025 ANNUAL assessment

 

Dear Aspen Village Homeowners,

 

At the September 17, 2024 Board Meeting, the Board of Directors approved a proposed 2025 Budget that included a line item to begin charging an assessment to all owners.

 

The 2025 budget was ratified at the Annual Meeting on December 10, 2024, and as such in 2025, there will be an annual assessment of $400.00 per lot.

 

Owners were provided with the 2025 Budget that was approved by the Board of Directors at their board meeting on September 17, 2024 in a letter that was both mailed via USPS and emailed on October 2, 2024.

 

The Board approved 2025 Budget was automatically ratified since a majority more than 51% of all Owners holding an interest in the Common Elements (eligible voting owners in Aspen Village) were not present at the Annual Meeting of the Members on December 10, 2024 to veto the proposed Budget.

 

As such, the 2025 Budget as presented was considered ratified.

The 2025 annual assessment will be paid in two installments:

  1. The first installment of $200.00 WAS DUE by February 15, 2025.

  2. The second installment of $200.00 must be paid by August 15, 2025.

Invoices for the annual assessment will be sent to owners via email and USPS mail. Owners will have two convenient payment options to pay their assessment:

  1. An ACH payment through QuickBooks online, or

  2. By mailing a check to: Aspen Village HOA, 31 Aspen Village Rd., Aspen, CO 81611

 

This assessment is essential for funding several critical community services and operations. These include annual Trash Day, property management, enforcement of the CC&Rs and Rules and Regulations, operation of the Architectural Review Committee, HOA insurance policies, accounting, bookkeeping, tax preparation, community events, and website management to name a few.

 

We understand that this may be a significant change for many homeowners, especially those who have grown accustomed to not paying HOA assessments in recent years, which are commonly called “dues.”. Please know that the HOA Board has carefully considered this decision, and after a thorough review of the HOA’s financial standing and future needs, we have determined that this assessment is necessary to maintain the quality and sustainability of Aspen Village.

A total of 29 Written Ballots were received for the Election of Directors. All ballots have been verified and counted. The following candidate was voted to serve the following term on the Aspen Village Board of Directors whose term will began on December 10, 2024:
